Our pre-purchase building inspections are designed to help you make an informed decision when buying a property. We thoroughly inspect the property and provide you with a detailed report of any defects or issues that need to be addressed.
Getting ready to sell your home. Have it inspected before you list it. Folks get surprised on when issues arise and you're not aware. If you fix issues before hand, it shows potential buyers on how well maintained the house really is. There's less chance of folks trying to negotiate a lower price.
I'm an itc level 2 thermographer & thermal roof inspector. I've taken multiple classes in training facilities. My thermal imagers are designed for home and building inspections. Using an attachment to your cell phone is not the right equipment. The sensitivity and resolution are wrong in this type of inspection application. The old saying "The right tool for the job". If you're specifically looking for a well-trained thermographer, just ask them what is "Emissivity"? If they can't answer, there was no formal training. Thermal imaging can detect active moisture, over-heated breakers, missing insulation, duct leaks and so much more.
Our new home construction inspections are designed to identify any defects or issues in your new home before you move in. We provide you with a detailed report that outlines any issues during construction. The subs get paid "piece work", so the quicker they are in and out of a home, that's how they make their money.
Active moisture and/or discoloration assessment. Air, swab, and tape lift sampling for lab analysis. Tools like thermal imaging and moisture meters are often used in the process. I am only certified in testing. I don't do any remediation work. This would be a conflict of interest.
I only use continuous monitors. This is the most acuate way of testing. The sampling process takes 2.5 days. The house must be unoccupied during the sampling process. The testing device takes an air sample every hour. The reason for the house being unoccupied is because if a door or window gets opened, fresh air is allowed to enter the home and can skew the sampling numbers.
Our pool inspections are designed to ensure that your pool is compliant with all relevant safety regulations on what's visible. We provide you with a detailed report outlining any issues and providing recommendations on how to rectify them. There are other components associated with the pool inspection like childproof perimeter gates and pool alarms on rear exit doors and windows.
The main lateral line from the house to the road has a sewer camera ran through it. Defects in the line are photographed and generated on a report. The sewer camera has a self-leveling camera head. A counter is used to determine the feet from the access to whatever issue is present. Training and certification have been completed to offer this service to comply with the Real-Estate Divisions NAC 645D.470. This is the newest service offered and has surprising results.
